What Palmetto Properties Actually Deal With

Older housing stock, a river, mature canopy and agricultural land at the edges. Here is what that produces.

Termites in Older Construction

Palmetto's established neighborhoods and historic downtown carry housing stock old enough that construction methods vary considerably from block to block. Wood-frame sections, additions built in different decades, crawl spaces, and slab homes where the original vapor barrier has long since failed all give subterranean termites more ways in than a modern slab home offers.

Add sandy Manatee County soil and a high water table and eastern subterranean termites do very well here. They come up through expansion joints and plumbing penetrations and work inside wall cavities, which means the first visible sign is usually damage rather than insects.

Drywood termites are a separate problem and more common in older wood-frame structures. They do not need soil contact at all, which is why they turn up in attics, window frames and furniture. The tell is small piles of what look like coffee grounds, which are droppings pushed out of the gallery.

Roof Rats in the Mature Canopy

Established Palmetto neighborhoods have old oaks and mature palms, and where the canopy touches a roofline it is a road. Roof rats travel it, drop onto the roof and enter through gable vents, soffit gaps and the joint where fascia meets roof deck. They rarely come in at ground level, which is why ground-level bait stations alone do not resolve it.

Older construction makes this worse. Soffits, vents and roof edges that have had fifty years of Florida weather have gaps that a newer house does not.

The tell is scratching overhead at night, droppings in the attic or garage, and chewed wiring. Activity climbs as the weather cools and rats look for somewhere warm, so October through February is the heavy season. We find the entry points, seal them, and handle what is already inside. Doing one without the other does not work.

Roaches From the Storm and Sewer System

American cockroaches, the large brown ones most people here call palmetto bugs, live outdoors in mulch, sewer lines and storm drains and come inside when conditions outside turn wet or dry. Palmetto's older stormwater infrastructure gives them a lot of connected space to move through, and they surface into garages, laundry rooms and bathrooms through floor drains and plumbing penetrations.

German cockroaches are the other problem and they are different in every way that matters: smaller, tan, indoor-only, and almost always introduced rather than wandering in. They breed fast enough that a German roach problem needs a treatment plan rather than a single visit.

We identify which one you have before treating, because the treatments are not interchangeable and getting it wrong costs a visit.

Fire Ants Where the Farmland Meets the Neighborhoods

Palmetto still has working agricultural land at its edges, and the boundary between farmland and residential development is reliably the worst fire ant pressure in any market. Disturbed soil, open sun and a constant supply of colonies moving in from adjacent unmanaged ground add up to mounds appearing after every heavy rain.

Properties backing onto farmland, retention areas or undeveloped lots get the most of it. Baiting works better than treating mounds one at a time, because bait reaches the colonies you have not spotted, and on a boundary property there are always colonies you have not spotted.
